Olympia is an “over age 55” adult community near the center of Strongsville, Ohio. Conveniently located northwest of the intersections of Route 42 (Pearl Rd.) and Route 82 (Royalton Rd.), Olympia is only minutes away from shopping, fine dining, award-winning golf courses, and the Cleveland Metroparks. A 15,000 square foot clubhouse is the focal point of the development. Clubhouse amenities include a heated indoor pool and sauna, well-equipped fitness center, locker rooms, library, multi-purpose room, kitchen, dining room and card/game room. Outdoor amenities include a tree-lined, asphalt-paved walking path, and a bocce ball court. These facilities are available to all homeowners, their families and guests (with restrictions as to time of day). As an Olympia homeowner, each owner also owns a share of all the common facilities. Built by Bob Schmidt Homes and fully developed, Olympia was designed for mature adults who desire to stay active physically, mentally, and socially. There are a total of 199 homes, which include 184 detached cluster homes and 15 condominium-style homes. It is a self-contained community, with no thru streets. The Olympia subdivision operates as housing for older persons, as authorized by the U.S. Fair Housing Act of 1988. This means at least 80% of the occupied homes must have at least one occupant age 55 or older, and no child under the age of 18 may live in the subdivision.
All 199 homes are a part of the Olympia Homeowners Association (known as OHA). All Olympia residents are automatically members of the OHA and must abide by all rules and regulations. These rules and regulations have been designed to maintain the aesthetics of Olympia as well as to provide harmony in the use of all common properties. In addition to membership in the OHA, residents of the 15 condominium homes are also members of the Athena Condominium Association (known as Athena). As members of Athena, those residing in the 15 condominiums must also abide by additional fees, rules and regulations specific to owners of condominium homes.
The Olympia Homeowners Association (OHA) is entirely self-managed – there is no paid position of Association Manager. Five trustees are elected from and by the OHA membership. These OHA Trustees, with help from several committees, are responsible for the operations of the OHA. The trustees, committee chairs and members serve on a volunteer basis and all residents are encouraged to volunteer in an area of expertise and/or interest to them. This enables the OHA to keeps the maintenance fees very reasonable. To pay the operating expenses of the OHA, homeowners pay maintenance fees to cover the costs of operation.
The OHA is responsible for all clubhouse maintenance, landscape and general maintenance of all common property, and front yard maintenance of all homes (primarily lawn cutting, weed control, pruning of shrubs), as well as snow removal from streets and driveways. Tree and shrub replacement and all courtyard maintenance is the homeowner’s responsibility, and at their own expense.
